Welcome to the HeyStudent platform (hereinafter referred to as the "Platform"), designed specifically for students, offering a wide range of rental options including apartments, rooms, houses, flats, maisonettes, and more, making the rental process easier and more accessible.
The Platform is owned by the company under the name "HeyStudent SINGLE MEMBER PRIVATE COMPANY", based in Athens (Attica) at 20 Solomou Street, Postal Code 17456, with Tax Identification Number 802691928 of the Tax Office KEFODE ATTIKIS and business registration number 181034103000 (hereinafter referred to as the "Company").
These Terms of Use constitute a binding legal agreement between the Company and the Users/Students (hereinafter referred to as "you"), applying each time you visit the Platform, create a Student Account, log in to your account, use the Platform's Services and conclude a Rental Agreement through the Platform. Before registering and/or using the Platform and its Services, you should read carefully and make sure you understand and agree to the present Terms of Use. If you do not agree with all or part of the Terms of Use, you may not use the Platform.
Capitalized terms have the meanings given to them below:
The Company provides online intermediation services for promotion and Rentals of Host's Properties to Students through the Platform. The Services available include the presentation and promotion of Host's Properties through the Platform, as well as the concluding of a Rental Agreement through the Platform.
The Company facilitates and mediates the conclusion of a contract between Hosts and Students. The Company is not a party to the Rental Agreement and does not carry out any control or interfere with the Rental. The individual terms of each Rental are determined by the parties involved. In this context, we inform you that the Company is a provider of online intermediation services between Hosts and Students, in accordance with Regulation (EU) 2019/1150 of the European Parliament and of the Council.
The Company makes every reasonable effort to ensure the accuracy of the Property descriptions and characteristics presented on the Platform. In particular, in order to ensure the validity and date of receipt of the Content, the Company requires that the video and photos of the Property be taken directly from the Host's device and not from the library/archive of stored images and videos. However, the Company shall bear no responsibility for the Content or accuracy of the information provided in relation to each Property. The Host is solely responsible for the information provided when creating the List of Properties, including, but not limited to, the amenities, photographs, location, Rent and other details of the Property for rent. The Company, even if it has approved the Host's List of Properties, shall not be liable for the information that the Host has included therein.
The Company carries out a typical check of the specifications of the Properties and is not obliged to check and monitor all the information provided by the Hosts, for which each Host is solely responsible. The Company does not undertake, and shall not be held liable for, the detection of any hidden or non-obvious physical defects related to the Properties listed on the Platform. In the event that any information provided by Hosts on the Platform is found to be outdated or inaccurate, the Company shall make every possible effort to immediately and duly update such information.
If the Company becomes aware of suspected illegal Content on the Platform, adopts a number of measures, including the control of suspected illegal content, in accordance with the specific provisions of the Notice & Take Down Policy. In the event that illegal Content is detected, the Company shall take appropriate actions to withdraw the illegal Content or disable access to it and/or suspend or terminate the Host's account, if it is found to be in non-compliance with these Terms and Use and EU and/or Greek legislation.
Any natural or legal person may browse the Platform and view the available Properties; however, in order to submit a Rental Request and conclude a Rental Agreement, the User must register on the Platform by creating a Student Account.
Only natural persons who are 18 years of age or older can register on the Platform.
To register on the Platform, the User is required to verify his/her student status and provide a valid ID or passport, a full name and a password; registration may be completed either by submitting an email address or phone number, or by signing up through a Google or Apple account.
Account creation is necessary in order for the User to be able to save his/her personal data as well as the Properties of his/her choice, by creating a wish list.
In order to enter into a Rental Agreement through the Platform, Students must be over 18 years of age, possess full legal capacity, and hold a payment card in their legal ownership and/or possession. In cases where the Student does not hold a payment card in their own name, they must have obtained the prior legal authorization and consent of the cardholder to use said card. By using a payment card not registered in their name, the Student expressly declares that such authorization has been duly granted.
The Student is obliged to provide complete and accurate information on the Platform, including contact details. The Student is solely responsible for all the actions on the Platform, and - in case of creation of an Account - also for the actions he/she performs under his/her name using his/her personal password.
The Student is solely responsible for his/her interaction with Hosts or other Students. The Company is not obliged to monitor any content uploaded by the Student on the Platform.
The Properties presented through the Platform do not belong to the Company, but to the Hosts, to whom the Company offers space on the Platform for presentation and promotion of their Properties.
The List of Properties is compiled either by the Host in accordance with the instructions provided in the Host Environment or, at its discretion, by the Company on behalf of the Host, for inclusion in the Platform Content, following the Company's approval of the List. The Company's approval is limited solely to the format and manner of presentation of the properties for rent on the Platform and does not constitute any substantive verification of the information provided by the Host, for which the Host bears full and exclusive responsibility.
The Host may offer Properties for rent through the Platform, such as rooms, apartments, lofts, flats, houses, etc., in accordance with the characteristics selected by the interested party among the available listing and without including any defects. In addition, the Host is obliged to comply with all applicable rental legislation and must have previously obtained all necessary permits and certifications as required by law.
The availability of each Property is updated on the Platform based on the information provided by each Host. The Host is solely responsible for the accurate and proper description of the Property's specifications. The Company is not responsible for any inaccuracies or untimely updating of the availability of the Property due to the information received from the respective Host. The Host is required to keep the information regarding the Properties available for rent on the Platform accurate and up to date at all times.
Students may browse the Platform and view the available Properties along with their features, which have been uploaded to the Platform under the responsibility of the respective Hosts. Students may submit a Rental Request through the Platform, based on the information provided by each Host in relation to the specific Property, including, but not limited to, the rental price (Rent), Property features, and rental period.
Each Host may choose whether to proceed with the conclusion of the Rental Agreement with "instant booking," i.e., automatically upon a Student's Rental Request, or may opt to manually accept or reject each Rental Request.
The Student acknowledges that the Rental Request of the Property can only be accepted through the Platform. The Company shall send the Student confirmation of the Rental Request by email. The Host authorizes the Company to communicate directly with the Student on behalf of the Host.
The Rental Agreement is considered concluded after the Student's Rental Request has been accepted—either following the Host's approval or directly if the Host has enabled the "instant booking" feature.
Each Host is responsible to monitor the demand for the Property via the Platform, and ensure that the Property is appropriate prepared as described and made available as presented on the Platform within the time limits specified.
Upon completion of a Rental through the Platform, a direct legal relationship is created between the Host and the Student. Following the completion of the Rental Agreement facilitated through the Platform — including the prior approval of the Rental Request — the Student shall bear sole responsibility, together with the Host, for the formal conclusion of the Rental and the submission of all relevant information to the competent state platforms for rental reporting purposes, as the Rental, from a civil law perspective, is concluded directly between the Host and the Student.
The Host shall issue at the time of the selected payment the relevant tax document (invoice-receipt) corresponding to the Rental and the Rent received.
When a Rental Request is being accepted, an agreement is formed directly between the Student and the Host.
The Student acknowledges that the Company is neither a party to the agreement between the Student and the Host, nor will it be involved in the terms of the Rental. However, Students must accept the present Terms of Use in order to enter into a Rental Agreement with the Host through the Platform. The present Terms of Use apply exclusively between the Company and the Students governing the Services provided by the Company, i.e. the Platform Services.
The Host is solely responsible for ensuring the lawful display of the Properties on the Platform, in full compliance with applicable national and EU consumer protection laws. The Host must remain informed of such laws and monitor any changes. Additionally, the Host is fully responsible for the proper performance of the Rental, including fulfilling the Student's expectations and addressing any issues related to the cancellation of the Rental Agreement.
The Host shall indemnify and hold the Company harmless against any claims brought by the Student against the Company, including but not limited to unfair commercial practices or non-compliance with applicable law, in relation to the Property's display, the conclusion of the Rental Agreement through the Platform, and the official completion of the Rental along with the submission of the relevant information to the competent state platforms for rental reporting purposes. Furthermore, the Host is solely liable to the Company for indemnifying the latter in the event of a claim by the Payment Institution or any other third party arising from an act, omission or failure of the Host in the context of its promotion, presence and activity on the Platform. In the event of any administrative or other fine or penalty being imposed on the Company due to a breach by the Host - either during its promotion on the Platform or during its transaction through the Platform - of the provisions of the applicable legislation (such as, indicatively, Law 2251/1994, Law 4933/2022, Law 4624/2019, and Law 4819/2021, as well as the relevant decisions, Ministerial Decisions, Presidential Decrees and Circulars regulating the scope of these Terms of Use and the Parties' cooperation), the Host shall be obliged to compensate the Company for any amount that the Company was required to pay or did pay, as well as to take any legal action, where and as legally provided, to protect the Company from any claim or penalty against it, and shall bear the relevant expenses for this purpose.
The Host shall be solely responsible for satisfying the Student's requests after the conclusion of the Rental ("post-Rental liability"). Post-Rental liability is entirely the responsibility of the Host and the Company assumes no such liability.
The Company serves exclusively as a mediator between the Student and the Host, facilitating the process from the submission of the Rental Request until the conclusion of the Rental Agreement through the Platform and the Property's handover.
The Company shall act as an intermediary, enabling all correspondence via the Platform's designated email address support@heystudent.com until the handover of the Property. During this period, each Host guarantees that all requests received from the Students will be processed immediately within 24 hours on a working day. After the expiry of the aforementioned period, throughout the duration of the Rental, the Host and the Student shall be solely responsible for maintaining direct communication regarding any matter concerning the Property, the Rental and other relevant issues. As mentioned above in term 6, following the completion of the Rental Agreement via the Platform, the Student and the Host are solely responsible for finalizing the Rental arrangement and submitting the necessary information to the relevant state platforms. The Platform shall intervene again only upon termination of the Rental, and exclusively for a period of five (5) calendar days following the Student's departure, and solely for the purpose of mediating the resolution of any disputes that may arise via a dedicated chat functioning as a dispute center.
The Student shall pay the agreed fee (Rent) to the Host according to the Rental Agreement.
In particular, Students shall pay the Rent using Stripe. The minimum rental period shall be three (3) months. After this minimum term, the Student may choose to extend the Rental Agreement for additional periods based on weekly cycles. Various payment methods will be integrated through Stripe, including Klarna (e.g. monthly installments, quarterly installments, semi-annual installments, advance payment, bank transfer, payment in local currency, and other options enabled by Stripe).
The Rent shall be paid by the Student within the first five (5) calendar days of each month. If payment is not made within this period, the Host shall be entitled to terminate the relevant Rental Agreement and may request the Student's immediate departure from the Property.
The Company shall bear no responsibility for the payment obligations of the Students in relation to the Rental Agreements concluded through the Platform.
For each completed Rental Agreement concluded through the Platform, the Student shall pay the Company the applicable Commission. Specifically, the Company shall charge the Student a non-refundable commission of three percent (3%) for each Rental Agreement.
The Company shall issue the corresponding tax document (receipt or invoice) upon receipt of the Commission.
The Company reserves the right, at its sole discretion and at any time, to adjust, cancel, increase, or decrease the applicable Commission, in whole or in part.

Following the conclusion of the Rental Agreement through the Platform, the personal contact information of both the Host and the Student (full name, email address, telephone number) shall be made available to each other.
In order to facilitate communication between the Student and the Host, the Company shall act as an intermediary, enabling all correspondence via the Platform's designated email address support@heystudent.com until the handover of the Property. Thereafter, throughout the duration of the Rental, the Host and the Student shall be solely responsible for maintaining direct communication regarding any matter concerning the Property, the Rental and other relevant issues. The Platform shall intervene again only upon termination of the Rental, and exclusively for a period of five (5) calendar days following the Student's departure, and solely for the purpose of mediating the resolution of any disputes that may arise via a dedicated chat functioning as a dispute center.
The Company may temporarily restrict communication between the Student and the Host via the Platform if there are valid grounds, such as suspicious or fraudulent or otherwise suspicious activity by the Host.
All communications conducted via the Platform are stored by the Company on its servers and may be accessed and used by the Company for the following purposes:
The Student explicitly agrees and grants the Company permission to store, access, and use communication exchanged through the Platform and email in accordance with the terms outlined herein.
All such communication will be retained by the Company for a specific period in accordance with the Platform's Privacy Policy.
The Host shall provide the Student with the Property free of defects, in accordance with the terms agreed upon in the Rental Agreement concluded through the Platform. If the Host is unable to fulfill its obligations under the Rental Agreement for any reason, it must immediately notify the Company in accordance with the Company's designated procedure.
The Host shall make every effort to resolve the issue and provide the Property free from defects as soon as possible. If the Host is, for any reason, unable to provide the agreed Property with a defect-free condition, it shall, if possible, make available an alternative Property listed under its account on the Platform.
The Company undertakes to inform the Student in any case of cancellation for any reason or inability of the Host to perform the Rental Agreement.
Once accepted, the Host may not cancel the Rental. In the event of allegations or suspicions of any fraudulent activity (e.g. in relation to Rentals, credit card fraud, money laundering or payment of the Rent), the Company reserves the right to cancel the relevant Rental and/or suspend or cancel the transfer of related funds.
Cancellations by the Students prior to the time at when the cancellation fee becomes applicable shall not incur a Commission fee. Cancellations made by the Students after that time shall incur a Commission fee, as set out in the Terms of Use.
A change in the Rental start date by the Student shall not affect the Terms of Use nor obligation to pay the corresponding Commission to the Company.
If a Rental Agreement is canceled due to a defect or missing feature in the Rental (as per the Students' Terms of Use), the Company is not responsible for the relationship between the parties, and the Commission received by the Company will not be refunded.
The Host may select one of the following cancellation policy options, which will apply to the Student in case of cancellation:
In all cases, the selected cancellation policy is made available and clearly visible to the Student prior to the conclusion of the Rental Agreement.
The Platform displays Properties — and by extension, the Hosts offering them — to Students based on various criteria, such as: (i) the listing page, (ii) the Property search page, (iii) the individual Property page, and (iv) Student comments and ratings. These parameters determine how Properties are presented to Students for easier discovery.
The ranking parameters are determined by the following factors:
A. List page: appears after selecting the menu on the Platform. The Properties displayed are determined by the category in which the Properties have been placed. The list page represents the Properties of a specific category (e.g. rooms). The order of the Properties on a list page is determined by an algorithm that calculates the popularity rating. This algorithm considers interaction data from Students over the past few days and factors such as: the Property description, rankings, comments, photographic material, photo/video quality, ratings, amenities, the location of the Property, the proximity to the student's university, the number of completed Rentals for a Property the number of clicks on a Property and other relevant factors.
B. Search page: appears after uses the search bar on the Platform. The Properties shown on the search page are determined by a combination of the popularity rating and the "relevance rating." The relevance score is calculated based on the information available about the Property, including its basic description and specifications. As a result, a Property is matched to a greater or lesser extent, which generates a relevance score.
C. Geographic Area: The Student may specify a geographic area or the name of a university as part of their Property search criteria. The Platform will then adapt the ranking of relevant Property listings based on their proximity to the location defined by the Student. Properties closer to the specified area or university will be prioritized accordingly in the search results.
D. Property Comparison: If multiple Hosts offer Properties with similar characteristics, the Platform will prioritize certain Properties to assist the Student. The main parameters used to evaluate one Property offer over another include: Best selected location, total cumulative rating of the Property based on the reviews of the Students, rent, including VAT (from cheapest to most expensive).
E. Same Ranking: In the event that multiple Hosts offer Properties within the same category, at the same price, with similar popularity, rent, and/or availability, the ranking will be determined by the evaluation score of the Property. If the evaluation scores are identical, the ranking will be further determined based on the alphabetical order of the Property names or Host names, as listed on the Platform.
The Student may modify the ranking of the Properties displayed on the Platform by modifying or selecting more criteria.
On various pages of the Platform, the Company displays suggestions that the Company expects to be relevant to the Property that the User has viewed, such as, "Similar to this." The presentation of suggested Properties is determined by an algorithm that evaluates their popularity. This algorithm prioritizes recent interaction data from Students over older data, along with information about the Properties. The factors considered in the algorithm include, but are not limited to:
In the event of a ranking of Property or/and Host on the Platform as a result of the Host's advertising for a fee to the Company, the Company shall provide the relevant information/indication to the User/Student that such ranking is as a result of advertising.
Unauthorized or abusive use, interference with the Platform, copying part or all of its operating mechanism or the content of the Platform without the prior written permission of the Company is prohibited. The Company reserves the right to suspend temporarily or permanently, in whole or in part, the access and/or use of its Services to any User/Students who violates these Terms of Use or the applicable law. In case of suspension of access to the Platform and / or use of the Services for a User, the re-registration and / or use of the Services by such User/Student will not be allowed without the prior consent of the Company.
The User/Student, indicatively and not restrictively, shall, directly or indirectly, refrain and not:
The User shall also refrain from the following actions:
The Platform and the Content included in the Platform are provided "as is". The Company does not warrant that the Platform and/or the Services provided through it or the services of the Persona system and the Payment Institution will be provided continuously, without interruption, without errors and/or without delays and/or that the Platform and/or the server used by the Company or the Persona system or the Payment Institution will be free of malware or that the results of the use of the Platform or the Persona system or the Payment Institution will meet the requirements and expectations of the User/Student.
To the maximum extent permitted by law, the Company shall not be liable to the User/Student or any other party for any indirect damage or for any extraordinary, exemplary, incidental, consequential or other damages (including, but not limited to, lost profits or loss of time), whether based on contract, tort, strict liability or otherwise and which arises out of or is in any way connected with any access to or use of the Platform or the Company's or the Persona system or the Payment Institution services or any use of the instructions and other information provided through the Platform or other sources.
The Company does not bear any liability towards Users/Students in relation to the Rentals, does not recommend, support, promote or guarantee any Property or Host and disclaims any liability to any natural or legal person for damages, positive and consequential, tangible and intangible, claims, demands, actions, injuries, losses of any kind or nature, costs of any other cause or nature whatsoever caused directly or indirectly, by or in connection with a Rental.
The Company is not responsible for the use of the Platform by any User/Student, nor for his/her general behavior.
In the event that the exclusion of the Company's liability under this article is deemed totally or partially invalid by a competent court or is annulled for a matter for which the Company is liable, the Company shall be liable for up to the value of the [to be specified]. The limitation of the Company's liability shall apply even if the Company has been informed of a problem or the possibility of damage occurring.
The Company shall not be liable for any delay or failure to perform any of its obligations under the Terms of Use for reasons, events or other matters beyond its reasonable control (force majeure).
Upon visiting the Platform, registering and creating a Student Account, or entering into a Rental Agreement through the Platform, the Company collects and processes only the personal data of Users/Students that are strictly necessary for the provision of its services. Such processing is carried out in full compliance with the applicable Terms of Use and the Privacy Policy, which Users/Students are strongly encouraged to read in order to be adequately informed regarding the manner and purposes of processing prior to the submission of any personal data to the Company.
The processing of personal data by the Company is conducted in accordance with the provisions of the General Data Protection Regulation (EU) 2016/679 ("GDPR"), as well as with any relevant sector-specific national and European legislation, including but not limited to Greek Law 4624/2019 (as in force), Law 3471/2006 on the protection of personal data and privacy in electronic communications (as amended), and the applicable guidelines and decisions of the Hellenic Data Protection Authority.
The Company retains all intellectual and industrial property rights in relation to the Platform, including but not limited to the patents, designs, the trademark, the domain name, the brand name, etc.
The User/Student acknowledges that all intellectual and industrial property rights, including but not limited to the trademark, the domain name, the patents as well as all intellectual property rights related to the Platform, the design, the Content such as the Company's trademark and logos are and remain the property of the Company and in no case may they be used by the User/Student without prior notice and written consent of the Company.
The Company acquires a non-exclusive, non-transferable right to use the trademark, name and other intellectual and industrial property rights for the purpose of promoting the Properties and the Hosts through the Platform. These rights do not belong to the Company and cannot be used by the User/Student.
The Company bears no responsibility for any violation of third party Intellectual Property by Users/Students and/or Hosts, who are obliged and are solely responsible for their content being original and not infringing third party Intellectual Property rights, as they declare that they have secured all necessary permissions to ensure the legal use of material that may belong to a third natural or legal person, such as, but not limited to, photographs, drawings, etc. The User/Student must fully respect the intellectual property rights of the Company, the Sellers and third parties.
For any damage, claim or expenses arising from any infringement or alleged infringement of third party intellectual or industrial property rights within the Platform by the Users/Students, the Company is not liable and shall not be obliged to compensate the beneficiary.
The User/Student has been informed that it is prohibited to copy, modify, paraphrase or republish the contents of the website without the prior written permission of the Company.
The Students may evaluate the Host after the completion of the Rental Agreement. The evaluation shall be carried out after departure, based on specific qualitative and quantitative criteria.
You will be asked to evaluate the Rental and your communication with the Host by selecting a rating from one (1) to five (5) with one (1) being the lowest rating and five (5) being the highest. The Platform will have an evaluation section where you will be able to rate your overall experience of the Rental.
Furthermore, you may submit a written comment along with your rating to the Host. This review will consist of a rating and, optionally, accompanying text. Reviews from both Students and Hosts, including any written comments, will be published on the Platform immediately after submission by each party.
Once published on the Platform, the Hosts' ratings (both the overall cumulative rating and individual comments) will remain publicly available and accessible without restriction to the Host, other Hosts, Students, and other Users of the Platform. The Company reserves the right to determine whether the accompanying text of the reviews will also be made public. If such publication is permitted, it shall apply uniformly to all reviews, provided that the content does not violate accepted principles of morality or the rules of proper use of the Platform as outlined in the Terms of Use.
The Company implements control measures to ensure that reviews of Hosts and their Properties come from Students who have actually completed their stay at the Property and have previously entered into a relevant Rental Agreement through the Platform. However, the Company does not approve, guarantee, adopt, or promote the reviews of other Students and has no obligation to monitor the reviews posted by Students on the Platform or to verify the truth or accuracy of such reviews. The reviews reflect solely the personal opinions of the Students, and the Company bears no responsibility or liability towards the Host or any third party in connection with such reviews.
The overall cumulative rating of both the Property and the Host, as outlined above, shall also serve as one of the criteria for determining the ranking of the Property on the Platform in conjunction with other factors, set out in Article 13.
The Terms of Use as well as any dispute arising from or relating to them, the use of the Platform and the Services provided through it and contracts concluded through it, will be interpreted and enforced in accordance with Greek and European law.
The User agrees and accepts that the courts located in Athens are the appropriate and exclusive venue for the resolution of any dispute regarding the Terms of Use, the use of the Platform and the Services provided through it and contracts concluded through it and agrees to the exclusive jurisdiction of such courts in this regard.
The Company complies with European and Greek legislation on consumer protection, including Law 2251/1994, Regulation 2019/1150, as well as Regulation (EU) 2022/2065 on the Digital Services Act (DSA).
For the extrajudicial resolution of the dispute, the User/Student may address the competent bodies for the extrajudicial settlement of consumer disputes, such as the General Secretariat of Commerce & Consumer Protection and more specifically the General Directorate of Consumer Protection (Pl. Kanigos, 10181, Athens https://kataggelies.mindev.gov.gr/, tel.:1520), the Consumer's Ombudsman (www.synigoroskatanaloti.gr, 144 Alexandras Ave., 114 71, Athens, tel.: 210 6460862), as well as the Consumer Dispute Settlement Committees (Article 11 of Law 2251/1994) located in the local municipalities of the country.
Users under the age of 18 should refrain from accessing and using the Platform.
The Company will delete any Student's account or not accept any Rental request if it is informed that it was made by a User who violates the provision hereof. If there is a suspicion that a minor is using the Platform Services, please notify us by sending an email at support@heystudent.com.
The Company reserves the right to modify the Terms of Use and the operation of the Platform at any time, with no prior notice. Every time the Terms of Use are modified, the Company will post the updated Terms of Use on the Platform. The Company strongly recommends the Users/Students to review the Terms of Use when visiting the Platform and before concluding a Rental Agreement through the Platform. If the Student continues to use his/her Student Account after the posting of the modified Terms of Use, it means that he/she has implicitly accepted the application of the modified Terms of Use.
The User/Student shall not have the right to transfer any of his/her obligations or rights under the Terms of Use to a third party, unless the Company has given its prior written permission to do so.
If any provision of the Terms of Use is found to be contrary to applicable law, such provision will be amended in such a way as to comply with applicable law, taking into account the purpose of the relevant provision as far as possible.
If a party fails to exercise, directly or ultimately, a right granted to it under the Terms of Use, this does not imply a waiver by that party of any other right granted to it under the Terms of Use.
